Frequently asked questions

What is the 28/36 rule?
Housing costs (principal, interest, taxes, insurance) should be at most 28% of gross monthly income, and all debt payments including housing at most 36%.
Why is my affordable price lower than expected?
The smaller of the two limits applies. Existing debts reduce the 36% limit, and property tax and insurance use up part of the payment.
Does this include PMI or HOA fees?
No. If you will pay PMI or HOA dues, add them to other monthly debts to account for them.
Can lenders approve higher ratios?
Yes. FHA and some conventional programs allow total DTI above 43–50% with strong credit or reserves.
Is my data private?
Yes. Everything is calculated in your browser.
